You can browse without one, but a current pre-approval changes what we can do for you. In this market good homes move inside two weeks, and sellers take offers with confirmed financing far more seriously. I can connect you with two local brokers who turn pre-approvals around in a couple of days.
What does it cost to work with you as a buyer?
In most transactions the buyer's agent is paid from the seller's side, so my guidance, showings and negotiation typically cost you nothing directly. Where a listing offers reduced cooperation I tell you before we ever book a showing - no surprises at the offer table.
How do showings work if I live outside the area?
About half my buyers shop from the GTA. We start with a video walk-through the same day a promising listing appears, and I flag honestly what the camera flatters. You drive up only for the short list, and I group those showings into one efficient trip.
